Born from a vision to create organized, legal land development during challenging times in East London.
The Beginning
In 2018, during the East London land grabs that marred the city with violence and uncertainty, four visionary gentlemen saw an opportunity to create something different - something legal, organized, and beneficial for all involved.
Sande Dotyeni, Themba Boqwana, Buntu Nonkelela, and Thando Wontoticame together with a shared vision: to create a legally sound model that would allow people to legally purchase land through proper channels, avoiding the chaos and violence that characterized other land acquisition attempts in the region.
Unlike conventional developments which are simplified as bulk flips, our founders created an innovative delayed purchase model. This allowed for the purchasing of stands before proclamation while Buffalo City Metro Municipality reviewed the application - a revolutionary approach that protected both investors and the development process.
Following the remarkable success of Phases 1 and 2, Phase 3 is now expertly managed by a powerful trio at our East London offices: Ash Keshave, Taniel Vosloo, and Tarien Wepenaar. This dedicated management team brings extensive experience and local expertise to continue the founders' vision while adapting to the evolving needs of the development.
Legal Foundation & Protection
The founders established Kaziware (Pty) Ltd as their Special Purpose Vehicle (SPV) to legally purchase Farm 938, which at the time belonged to Rob Pollock. This structured approach ensured all transactions were above board and legally compliant.
Elogran Naicker Attorneys serve as our dedicated legal team and form an integral part of our project advisory team. They have been instrumental in protecting the development against various challenges and legal matters, ensuring compliance across all aspects of the project. Their expertise has been crucial in navigating complex regulatory requirements and maintaining the legal integrity of our innovative development model.
In May 2023, after years of careful planning and legal processes, Buffalo City Metropolitan Municipality approved the SPLUMA application submitted for the subdivision and rezoning of the farm. This milestone validated the founders' approach and cleared the way for active development.

In Memory of Themba Boqwana
We honor the memory of Themba Boqwana, one of our founding visionaries who has since passed on. His dedication to creating legal, organized land development continues to inspire our work today.
These founders created the concept, but it took a great team to bring their vision to life. We are grateful to the dedicated professionals who transformed this dream into reality: Ash Keshave, Bheki Khanye, Graham Hodson (also late), Taniel Vosloo, Jarred Hodson and Tarien Wepenaar. Also, a special mention to Lawyers who darred to believe in us and represent us Ernest De La Querra and Elogran Naicker. Both these lawyers contributed immensely. Mr Elogran Naicker continues to offer his expert guidance. .
